Tactics to negotiate a better hard money deal

You may be seeking a hard money loan and looking for the lowest possible interest rate, but there may be additional costs you could be unaware of beyond the interest rate. You will be at a disadvantage if you aren't aware of these expenses and don't try to negotiate with your lender.

Some private lenders may earn their profits by charging fees rather than collecting interest payments. In the worst case scenario, an unscrupulous lender could lure in borrowers by advertising a low-interest rate, all the while charging them exorbitant fees. Even if a lender is reputable, borrowers should be aware of any additional expenses when it comes to their loan.

Private asset based lenders are business savvy and approach each loan as a business deal. There is always room to negotiate the terms of any business deal, and the same holds true for your loan.

The most apparent expense on an asset based loan is the point fee, which is a percentage of the loan amount which is paid by the borrower up front. You should do your best to negotiate the point fee because depending on the size of your loan this cost can be considerable.

You as a borrower need to be aware of the cost of your loan in points and any other fees that may apply.

Which fees can you negotiate when it comes to hard money loans?

In the first place, there's the underwriting fee, which is the cost of a lender's due diligence. The cost of underwriting can range from 750 to 2,500 dollars depending on an individual deals complexity. In addition depending on your circumstances the cost of servicing your loan could also be a factor. Loan service fees cover the cost of recording payments and generating reports, and this price can be considerable. A lender may charge a fixed monthly payment or charge a given percentage of the loan amount annually.

In addition, be aware of any late fees, or any potential change in your interest rate if you miss a payment. You will want to keep these fees as low as possible because if you miss a payment due to financial difficulties, higher interest rates and late fees will make it harder to catch up.

The main advantage of asset based lenders over traditional banks is that they are flexible and that their is always room to negotiate the terms of your loan. If you don't try to negotiate these additional fees you may be taking on an unnecessary expense.

Take advantage of the flexibility offered by hard money lenders

Some of the fees mentioned before may or may not apply in your case. But you should try to take advantage of the flexibility offered by private lenders. If you are a borrower with considerable experience and strong collateral on hand, in most cases your private lender will work with you to negotiate any fees.

In short don't look at an attractive interest rate when shopping for a loan. If you want to get the best deal possible, know the fees that are being charged and to do your best to negotiate.

Tactics to secure a larger hard money loan: estimate the ARV

A hard money loan (i.e.,an asset-based loan) is any loan secured by the value of an underlying asset. Most of these lenders will only give loans of up to 65 percent of an assets market value.

But what if you intend to renovate a distressed property which is significantly undervalued at the time purchase? To secure more in the way of financing you need to understand what your property worth is after you’ve repaired it (the after repair value, or ARV).

Asset-based lenders could offer more financing if you can demonstrate the potential of a project. However, to explain a project's potential you need to understand property valuations. Relying solely on appraisals will limit your understanding and wont serve you in the long run as a real-estate investor. Professional assessments are also expensive and time-consuming.

Your best bet is to develop your sense of what a property is worth by comparing your estimates with that of a licensed appraiser. Educating yourself this way will develop your understanding of property valuations. An excellent way to start training yourself when it comes to property values is to use the comparable sales method.

You can begin to estimate the ARV yourself by utilizing the comparable sales method, which could help you qualify for a larger hard money loan.

The first step is to assess your subject property, look at its location, what is the neighborhood like and what impact does this have on the properties value? Figure out the lot size and determine the condition of the exterior. Find out essential details about the property, its size in square feet and its amenities (i.e., Number of bedrooms and bathrooms).

Find 5 to 10 properties similar to your subject through local listings. Only consider properties that have sold within the last 3-6 months, are in the same location and have a similar size and similar amenities. It is crucial that you don't look at distressed properties. Remember you are trying to determine your properties potential after you have made renovations.

After you have enough comparable properties, consider the ones that are the most similar and find the properties with the highest and lowest selling price to estimate a range of value for your subject property. These numbers will give you a sense of what the property will sell for after you make your repairs. With this understanding, you can thoughtfully discuss the potential of your renovation project with a lender and qualify for the best loan.

You can secure a larger hard money loan if you can explain the potential of your project

Even the most informed estimate of a properties value is only an educated guess. If you rely solely on appraisals, you aren't building your knowledge of property valuations. Using a simple comparable sales method is an easy way to increase your understanding of property valuations and the after repair value of your property. Having this understanding builds your lenders confidence in your project and increases your eligibility for a larger loan.

HOW TO GET A HARD MONEY LOAN APPROVAL

You have located the property that seems undervalued. Now, how do you get a hard money loan approval to make your first project a reality?

Hard money loans are loans that are generally available from investors as opposed to banks. They are often used to finance real estate transactions, though businesses and those looking for bridge loans also turn to these types of lenders. If your credit score is not strong enough for you to get a loan from a bank, then this is the option for you. These can be used as “bridge” loans between construction and long-term loans. Others turn to hard money loans that they use for rehabbing projects before turning to long-term lenders that want a completed project or a fully leased project.

Some of the questions you should consider are:

1) Does the company you are considering doing business with have a legitimate web site as compared to the web sites that are designed to just gather names and pass it along to a third party.

2) Are there any lawsuits? Any forclosed properties? Are they in good standing with investors?

3) When considering a lender, what is their area of focus? What kind of project have they financed previously?

4) Is there a physical presence for the company, do they have someone you can talk to?

Hard money loans are designed for one to five years. At this time, you will need to refinance the loan or pay it off. Some lenders have the option to extend the loans for a period of time. Interest rates are higher than loans through banks, generally 10% to 20%. Hard money loans fund quickly, usually in as little as one week. This is much shorter when compared to conventional loans which can take up to 30 to 60 days for an approval.

Collateral

The hard money loan is valued at the collateral value of the property not your credit score. Hard money loans are sometimes given to first time home buyers or to home owners that need a bridge loan so that they can buy the house of their dreams without having to wait for their first home to sell. Some hard money lenders fund 60%-70% of the after-repair-value(ARV). This leaves the remaining 30%-40% that you will need to fund. This generally refers to individual properties and not large commercial projects.

The lenders may ask for additional documents such as W-2s and bank statements. Protect yourself legally.

Most hard money lenders are not subject to government regulations. Have an attorney review all documents before you proceed and have an accountant review your projected cash flows. You should have all your documentation in a row such as the schedules and fees for the contractors and when and what they will be doing. Ultimately, you will need to repay the loan which usually occurs in 1 to 5 years. Have an exit strategy and know your lender. Many will consider extending a loan if you are having difficulty coming up with the final balloon payment. Real Estate Values Are Continuing to Climb Up to Record Levels Again! You’re Making Moola Again!

With a booming economy and a strong GDP coupled with low
interest rates, home values in the South West are marching to
new record highs.  Southern California home values are approaching
the boom prices that last occurred in 2006.  Many home owners
are selling their homes within days, and the demand is continuing. 
Some home owners are receiving multiple offers and builders are
experiencing very strong demand.  Although the demand is not as
it was in 2006, with home builders using a lottery system to pick the
buyers and buyers camping at the sales office for days, there has
been a steady increase in demand.


Las Vegas had the biggest dramatic swing in prices. From the
peak in 2006 to the bottom in 2002 sellers were getting out of their
homes by the 1,000’s.  However, over the past 5 years prices have
increased an average of 14%/year with the last 12 month's average around 12%.
San Francisco is the hottest market with prices rising like a rocket and demand
is at a very hot pace.


Over the past 5 years San Francisco price increased a
whopping 15%/year.  However the past 12 months have slowed
a little with an appreciation of 10%.

Get ready, the Donald is getting ready to SCREW YOU!

iStock_000067965589_XXX small (1)Whoa, are you ready for it? You are going to get screwed! I don’t think the Donald is going to actively go out of his way to cause you harm.

You see his hands are tied, but he has to do something before it is too late.

I don’t know if you have noticed it yet, but there is an ugly monster in the corner of your room, and under your bed who is fast asleep, and quietly taking no action.

Don't believe me? Ask our kids, they will tell you also.

It’s a horrible monster, who when it wakes is going to eat you alive; you, your family, your savings and everything around you.

It’s going to be horrible, like something you and I have never seen.

Luckily the monster is asleep and causing little harm.

BUT the Donald knows it is there lurking in your room.

He’s keeping an eye on it and figuring out a way to KILL IT before it awakes.

Kill it in in its sleep; get it now.

I don’t know if he can, but he’s working on it.

So what’s this monster look like?

It’s the trillions of dollars in debt that is inching up every day.

It’s going to get you!

The Donald said that when it reaches 20 Trillion it’s to longer fixable, past the point of no return. (It’s past 20 Trillion now) It’s beyond the path of control.

It’s going to become a living monster that is going to get us. All of us.

However, the Donald is working on a plan to kill it.

Basically there are three options possible to kill it.

Option 1. The first plan that the Donald is trying to do is what he said in his campaign.

Make America Great again. What does this mean? It means getting our GDP up to historic levels. Not just 3%, but even higher. How about a 10% GDP? When we are booming, our cash flow can kill the monster. 

That’s what he is hoping for. Kill it with growth. Make so much money that the trillion of dollars can be paid off with a week’s worth of income.

Possible? I don’t know, but this path is the least painful path, compared to the two other Options that will kill the monster.

Option 2 is to inflate it away.

That’s it. Devalue the dollar to the point that 20 Trillion is nothing. Give everyone a pay check that is 10 times more than they are making today. Prices go up, income goes up, but the debt stays where it is.

This is possible, and the Donald thinks that this could happen. The recent tax plan made sure that your taxes rates were indexed to inflation. Wow, did you see that? If the dollar crashes our effective tax rate stays the same. We will be paying a boat load of money in taxes, but your effective tax rate is not going to go up.

Option 3 is to pay it off.

Good luck with that option.

There is not enough income to pay it off. It would require doubling EVERONES' taxes for the next 10 years and cutting social security and all entitlements out completely. No more handouts anywhere for anything.

Don’t think this is going to happen.

Another option that most politician are taking, is to leave it alone and hope it does not wake up.

But it’s going to wake up.

It's past the point of no return.

The wakeup alarm is ringing and the monster is starting to wake up.

Do you see it in the corner, starting to stretch its ugly muscles?

Its Yawning and scratching its back and with one ugly, mean eye open looking directly at YOU!

It’s going to get you, so get ready!

How to Develop an Exit Strategy When Obtaining a Hard Money Loan

An exit strategy is, in essence, your plan for paying off your hard money loan. It is a plan that you will want to develop before you sit down with a lender.

Exit strategies are crucial for obtaining a hard money loan. Many of these lenders offer interest-only payments as you develop or renovate your project. They obtain the big payoff upon completion when you have succeeded in your “exit strategy” and can repay them in full. For those of you in the fix & flip model, your exit strategy is fairly easy to define. You rehab and then sell the property.

Selling the property, then, is your exit strategy. Because timelines can change in the world of construction and rehab as well as finding qualified buyers, it will be important that you look for a hard money lender that does not charge a prepayment penalty. You’ll also want to come to the table with improvement plans that include costs and potential market value as well as comps and average time on the market.

If your real estate segment falls into the buy-and-hold model, selling will, obviously, not be an appropriate exit strategy. A strategy that does work is refinancing. Many traditional lenders that offer lower interest rates with longer terms will not loan on properties in poor conditions. Once you have the property renovated and a suitable tenant, your chances of obtaining a traditional loan are greatly elevated. It could be that you needed a loan quickly to jump on a property that just hit the market. Many investors obtain funding from their hard money lender in order to accomplish a quick buy and then refinance at a later date.

The Sale of Assets

The sale of other assets such as real estate or accessing additional funds such as money from IRAs, the stock market, or business interests is another exit strategy. You may wonder why, in this case, the borrower wouldn’t just dip into their additional assets and bypass the loan process all together. For many investors, time is a crucial component in their investment strategies and waiting while other assets sell may cause them to miss a prime property or opportunity. In essence, you are obtaining a bridge hard money loan. These types of short-term loans simply “buy some time” and act as a “bridge” from either one loan to the next or one property to the next.

Don’t feel like you have to stick with one exit strategy. Blended strategies can often be the best solution depending on the situation.

And just what is a blended strategy? This type of exit strategy utilizes a combination of all of the above to create a strategy that works the best for your particular situation. For instance, if you cannot obtain the full loan amount upon completion of the project, you can sell an asset and reduce the LTV so that a traditional lender will consider financing. Whatever your exit strategy, be sure to check with Level 4 Funding before obtaining your hard money loan. What it takes to get a Commercial Real Estate Lenders Approval

Knowing what commercial real estate lenders are looking for on an application will be very helpful when you are ready to seek a loan. Some of the information could surprise you.

Getting your loan application approved by commercial real estate lenders requires more information and effort than most first time buyers expect. But the key to understanding this request and the amount of information which is requested comes from taking a look at the loan from a lenders perspective. Commercial real estate loans are often quite large and hold some inherent risk. The lender is simply trying to eliminate as much risk as possible by being restrictive and stringent about their lending policy. This allows them to make their money and well qualified businesses to make their real estate purchases. They use a system which is sometimes called the three C’s to evaluate loan applications.

Collateral is a big factor in commercial lending. All loans are secured by a lien on the commercial property being purchased. This allows the lender the right to take the property and sell it to pay off a loan in the event that the borrowers default on the loan. If you are requesting a loan which exceeds 80% of the value of the property being purchased, the lender might also request that you offer other property or items as additional collateral for the loan. In most cases the lender would like the loan to only be 80% or less of the property value but in some cases they will accept cross-collateralization.

Cash flow is also an important factor to commercial real estate lenders. They need to see that either the property itself generates enough income to cover the cost of the loan payments or they need to see that the business purchasing the property has sufficient cash flow to pay the loan. In addition, commercial real estate lenders like to know that there are cash reserves or other assets which can be easily liquidated should the economy change and cause a decrease in the cash flow needed to make the loan payments.

Your Personal Promise

There are some occasions when the business does not have enough credit to merit a commercial loan or it has questionable credit. In this case, a commercial real estate lender will require the borrower to personally guarantee the loan. To qualify for this you must have a 660 personal credit score or better, no bankruptcy in the last 7 years, no foreclosures or short sales in the past 3 year and no open tax liens or judgements. If you meet these criteria then your credit history and creditworthiness will be considered during the loan application.

Know What Lenders are Looking For

Commercial lenders are looking for a business which is in stable financial condition and has been for at least three years. The lender is also looking for the ability to repay the loan and to have a cash reserve in place if needed. Before you begin a loan application, you should carefully consider how well your business will fare when they are judged on the three C system.

Tips to Secure Commercial Lending

Commercial lending is a much different landscape than consumer lending. Knowing a few tips about the lenders and the process can greatly improve your chances of getting a loan.

Appling for commercial lending is a long and often arduous process. The dollar amounts involved are rather substantial and that makes the approval criteria and process much more challenging. Lenders are interested in finding borrowers who will successfully repay their loan and the interest associated with it so that they are making their money. Understanding the lenders point of view and working toward that goal with them can make your loan application process much less stressful and difficult.

It is never a bad idea to keep your options open. Having a rapport with a few lenders is always a great plan. Investing the time to meet with lenders, understand their criteria for lending and just chatting with them about your potential needs will lay the ground work for the day that you do submit a loan application.

It is also wise to think of the lenders that you have relationships with as you would any other vendor. In this case the vendor is supplying you with money but that is after all what a service provider does. It is not dishonest or disrespectful to speak to several lenders for the same loan. You are shopping for the best deal and that is simply smart business.

The only way that you can make a mistake when creating commercial lending relationships is if you are not completely honest with the lenders. You are wasting your time if you are not honest in the information that you are providing about your business and yourself. The information and advice that you are getting will be tailored to the information that you give the lender. And if that information is false then most likely they will not be providing you will accurate or useful tips, information or processes.

Commercial lending is a numbers game and the best credit score and credit history will get you the lowest interest rate. But there can also be a little grey area. This is where the lenders opinion of you and your business comes into play. You want to be honest but also paint the most impressive picture that you can when telling your story. Promote your strengths and successes as well as your goals and how you plan to attain them. Another way to impress a lender is to submit a completed loan application package that looks professionally prepared. Be certain that all of the needed documentation is included and that the format is easy to understand and follow.

Focus on Collaboration

Both you and your lender have a great impact on the outcome of your loan application. By investing your time and effort in the process and application preparation you can greatly improve the outcome. Honesty and professionalism will get the attention of your lender and could be that small difference that convinces your lender to approve your loan application.

Business Purpose Loans –Line of Credit vs. Term loans

 So, you have decided that business purpose loans are what you are after, but, you aren’t clear on the difference between choosing a line of credit or a term loan or which option is best.

If you are like most people seeking business purpose loans, you’ve more than likely come across dozens of lengthy and complicated applications or required forms. On the rare occasion, you may have come across a straightforward application and let out a sigh of relief. Maybe, next, you happily grab your pen to fill in the blanks or began clicking on the appropriate boxes on your computer till suddenly you realize that you are halfway through one of the most straightforward application for business purpose loans you had ever seen.

But, more than likely just as you believed that you could fill out this particular application without any obstacles or feelings of anxiety, you came across the loan request information section. There in that section, you were innocently asked to fill out your primary purpose (working capital, purchase inventory or equipment or real estate, debt restructuring, accounts receivables, improvement or other) –no biggie. But, then suddenly almost out of nowhere or just right next to the primary purpose boxes, you see it—loan type requested, check the appropriate box for a line of credit or a term loan.

At first, you may have wanted to clearly check the term loan box; after all, it is all you’ve known when it comes to loans. But, maybe you liked the way “line of credit” sounded in your head. Well, snap out of it. This is your business, though, you do not have the luxury to kid around or make decisions based solely on the way the sound. So, what can you do? Well, first stop filling out the application i.e. put the pen down or stop typing if you haven’t already and let’s go over whether you are in the market for a line of credit or a term loan.

How to evaluate your Loan Type

The best way to evaluate which loan type is right for your business is to first and foremost understand what these terms truly mean. A line of credit, in regards to these particular kinds of loans, is very much still like any other line of credit. This means you have access to a specific amount of business-use only financing. It also means that you are not required to make any payments or deal with those pesky interest rates until you actually use the funds—think of it like a credit card. Term loans, on the other hand, means lump sum financing that you pay back over agreed upon period of time (amortization period).

The Real Deal

So who do you choose? Well, term loans are best if you are talking about specific long-term investments like making improvements or buying equipment. A Line of credit is more about having access to financing when you need it the most i.e. think short-term here. With that being said, mull it over some more, do your research and think about your priorities then you can check your appropriate box.

Arizona Real Estate Is Going up and Booming Again. .

Builders are starting to move dirt and that is the beginning of the next boom.

With low inventory and too many buyers the Phoenix Real Estate Market is on the verge of a new boom in real estate values.
